Our options range from the traditional full service option (which comes with traditional commission structure) to an option where Seller takes an active role in the overall sale process, thereby allowing us to offer a more competitive commission structure to the Seller. While listing a house on the MLS is typically the best option for our most of our Sellers, but if your situation warrants an off-market sale, we can work with you on this as well. Here is a complete list of services we provide to our full-service clients. Depending on what listing option you select, we can advise you on which of these services will be included:

 Comparative Market Analysis (CMA) Report

We will provide you with a CMA report which will include information on similar recent sold, active and pending listings in your neighborhood within last few months. In addition, we will also include our analysis of how your home fairs with other comparable homes and our recommendations on any price adjustments based on these differences. This report will help you decide what a reasonable List Price for the home. Arriving at a reasonable List Price is an extremely important first step, because if a house is not reasonably priced it may deter buyers in an otherwise strong seller’s market.

 Weekly Market Update reports

All our Seller clients receive a weekly market update report which keeps them abreast with current pulse of the market. This helps our Seller clients take smart pricing decisions, and also promptly act and change any previously made decisions, should market conditions warrant so.

 Preparing your home for Sale & Staging

RS1523_shutterstock_2931793-lprWe understand how stressful it can be in preparing your home for sale. Do not worry; you are not alone in this. Our team of expert interior designer and stager is with you to help. At the very beginning of the listing process, we advise you how to get your home prepared which may include our recommendations such as de-cluttering, creating more open spaces, minor touch up paint, replacing carpet etc. (if needed), making the front yard and entrance more appealing etc. This will be followed by an appointment with our Interior Designer & Stager who will give you further tips on how to decorate and rearrange items in your house to make it the most appealing. The stager will bring small staging items to decorate your house, such as paintings, flowers, bathroom linen etc. at no cost to you. Large staging items such as furniture, if recommended by the Stager and desired by you, will be arranged at a nominal charge.

 Extensive marketing of your property for maximum Buyer exposure

In addition to listing your property on the MLS, we will market your property on all major websites such as Zillow, Trulia, Craigslist. We will also market your property on our social media accounts such as Facebook, Twitter, LinkedIn. In addition we will send your property’s listing information to our vast network of local Realtors. This will ensure that your property gets the maximum exposure.

 Open house

Unless you chose not to do so, we will host open house for your property. Open house allows potential buyers to look at the property from inside and will allow maximum exposure. We will create a list of people who enter your house and provide open house stats to you.

 Offer selection

openhouseReceiving five offers is surely exciting, but the process of finalizing one of them not so much. We will assist you in reviewing all offers received and will show you the pros and cons of each offer. The highest price offer may not always the best offer, buyer’s ability to timely close is important. So depending on your situation, we will advise you on which shortlisted offer(s) should we continue to discuss. In addition to the shortlisted offer, we will also try to have a back up offer in place, in case the primary offer falls through.

 

 Contract Negotiation & Closing

We will help you understand the contract and negotiate as an when seem fit. We will help you every step of the way, from disclosures to inspections, appraisal, contingency removal and Close of Escrow.
